BTW – I see on cobbleheight website that the the brownstoner open house choice from Feb10 is in contract – facing Gowanus Houses and asking $925k.
Remember, desperate, that those are asking prices — they may well take less from a qualified buyer who can assure them of a quick closing — if you could come up a bit and they could come down, maybe you could meet somewhere in the middle? Could be worth a shot…
63 Lefferts Place is already in contract. My wife and I went to check it out as we live on Lefferts Place. Very nice house, lots of detail. The Brown Harris Stevens broker said they were doing the open house as the insistence of the owner. Guess the owner is being cautious… Sounds like it is going around asking. It is listed at $1.495MM. The broker also said that despite all the press about potential slow downs, they have little inventory and what does come in, in the way of townhouses, are still moving quickly. In any event, whoever is getting this place (and I’m talking about 63 Lefferts Place in Clinton Hill, not Lefferts Avenue in PLG that someone referred to above) is getting a grand old place with a lot of detail on a nice block with an enormous 140ft lot.
Feeling desperate: check out the couple of houses listed in greenpoint (“search listings” in the menu bar above). They’re $850. The neighborhood is awesome, though I don’t know what state the houses are in.
I’d put it just over a mil. anon 10:27’s points are all correct, but 321 still counts for a boost, like it or not. A better looking house, with more of a yard, near 4th Ave but outside 321 would be getting over a mil. My guess is the ugly house (and neighbors) and the school district roughly even out.
The Garfield Place property is a “Peg’s Pick.”
Is that some kind of real estate equivalent for a supermarket “manager’s special” where they push all the hams that are already up against their expiration date?
Reading the Garfield comments, I have to agree with Anonymous 10:11pm.
First, the property is all the way down by 4th Ave.
Second, there is some huge warehouse directly next door sprayed up with graffiti, some kind of industrial use (that appears to run through the block to the next street up, kinda large).
It is not just that it is a mixed-use (and not purely residential) browstone block, but the darn warehouse is right next door. So much for curb appeal (before we even get to the honky-tonk vinyl siding and lack of any visible charm whatsoever).
So yeah, $1.2 seems a major stretch for me. More like somewhere in the nines.
Well I’ll be curious to see if it sells for $1.2 – I guess anything is possible in Park Slope. Everyone’s got their own aesthetic, and to me that place had zero charm and was just depressing. I’d almost be tempted to gut it AGAIN and start from scratch if I were buying it.
