It did sell, last March, to the present owner, a real estate broker herself. She bought it, did the quickie renovation/conversion of illegal apartment into finished basement and immediately put it back on the market. She tried to sell it herself for several months, then Corcoran took it over in Sept. or Oct. So I think you missed the flip in saying it’s been on the market since 2004 — in a way it has, but with two different owners and a two month renovation period.
And Property Shark says it sold for $510K last March, but people on my block say it wasn’t that much.
I’d really, really think about this house if I were buying — it’s a much better deal in my opinion than a 2 bedroom co-op on Eastern Parkway, for example, which is in the same price range.
The Prospect Lefferts Gardens house at 274 Lefferts Avenue has been on the market since at least late summer 2004. It was listed with Ettelson Realty back then in the mid to upper $500K range if I remember correctly. It never sold with them. I remember it popped up on Corcoran sometime last year then dropped off again. They must be pushing it again. Maybe someone can get a good price considering how long the owners have been trying to sell it

I believe that Clinton Street house was subject of commentary on Brownstoner last year (maybe June) – when pitted against an Amity St. house
where both priced about $2.8M – which would go 1st.
Well – here we are 8 months later – Clinton Street is still(or relisted) for $400K more by new broker (was by Corcoran).
So do brokers or owners still think market is going up – even when didn’t sell at $2.8 ?

A finished basement should be no more than 1/4 the price per square foot of the rest of the house. No matter how nice, it is a basement. It has the boiler in it, and it is built directly on the ground so it is cold and damp.
I have a lovely finished English basement which we use a fair amount, but it is still very much a basement. I wouldn’t pay much for it.
I understand that PropShark includes the finished basement. But whatever the city records say does not change the fact that it is just a finished basement and is not reasonably of the same value as an additional floor of the same size.
But look, if they can convince somebody that this makes this house of the same value as an actual 3-story house, more power to them.
Propshark shows 1900 sq ft. which is taken from city records – so assuming that c/o makes the ‘Rec room’ downstairs as legal living space.
Most times I would think the ‘english basement’ has not been converted to legal living space… but in this case must have been.
So does bring down to lower $300s per sq ft.
And speaking of p/sf, PShark says that Vanderbilt dollhouse is 1,056 square feet. — that’s over $700/sf for the outer reaches of Windsor Terrace near the cemetery. That’s crazy, as nice as that Chambers range is.
