The St John’s Place house looks like a very fine building but also clearly needs significant updating. And what’s with the funky 70s fireplace and beams — presumably on one of the higher floors? There was another very similar house on this block for sale a couple of months ago for $2.95m if memory serves. That needed some work too. Wonder if it has sold yet and if so for what?
I like the Sunset Park House – nice details on an okay block. It’s very close to the park, but below 5th Avenue. Seems to be a good deal. If it had a real ground floor as opposed to an English basement it would probably go for more than 800k. Great opportunity to turn into a one family.
Actually I wrote the wrong date re the Rutland Road house. Owners bought it for 525,000 back in 1998, when most houses in the manor were still under low 400’s. (By 2001, 500’s was the norm). Sorry…

Rutland road is an interesting house. Middle parlor was ripped out to create a double height room on the garden floor. Not kosher historically, but kinda funky. The house is totally renovated–the kitchen is great. The current owners bought it in 2001 for 525,000, back when most houses in the area where in the mid 300’s to low 400’s.
But it is awfully close to Flatbush. And this is one of the bad corners that even the most ardent PLG lovers admit has hanging-out issues. I know people who live about 2 houses away and they complain about the noise from all-night hangers-out all the time.
