  1. Agreed that properties in CH/CG/BH seem to be in hot demand — but that demand seems spotty and very much focused on the more renovated end of the spectrum. Fancy houses (e.g., 210 Bergen) go like hotcakes for high prices, while homes that need more work or may have issues (e.g., 142 Dean) seem to sit.

  2. Two things Tompkins does have going for it: Deep lot (112″ according to PropertyShark) and a crazy shortage of inventory in Cobble Hill/Carroll Gardens. According to a broker, the narrow (16″) Clinton St. OH pick a few weeks ago asking $2.6 mil sold for ask. Granted, that house was renovated, but the renovations were no great shakes. Not saying this puppy’s worth $3.4, but I am surprised at what inventory in this nabe has been going for lately.

  3. As per Google, Tompkins is the residence of Alan Berstein so it is indeed FSBO…you wouldn’t expect a lower asking price from a realtor selling its own property, however you would expect a nicer listing
