Love that 7th St house. The broker did a good job on the listing and pics (even took the time to make a fire burning in the fireplace, nice touch). But I’m surprised more people aren’t complaining about the price. Seems a bit high for a house on the smaller side, the master bath is a bit sparse and not actually a private bath, no rental income etc. But nice street, interior details, and well maintained.
This is all very strange.
I know the listing but haven’t been inside. Just curious, what needs work or what is the issue? I thought it was renovated (opened up the back to let in light from the south facing garden) and its 25 feet.
Not trying to argue, just trying to understand where you are coming from. Thanks in advance.

I saw 142 Dean last year when it was listed with Corcoran. It was partially renovated, but looked like the renovations were done fairly early in the gentrification of Brooklyn — i.e., in the early 90’s. As a result, the kitchen and bathroom were both pretty dated (the bathroom, in particular, had a very late ’80s/ early 90’s style that was well past its prime). The back was opened up nicely to let light in, but the steel structure looked somewhat dated and doubt it would have been of the same quality as something built in the past decade. Top two floors (with the bedrooms) looked largely unrenovated, and the floors in at least one room were warped. Didn’t see garden floor, as it had a tenant.
I think the location is fine, except that it faces onto an rather institutional looking building, as opposed to other brownstones.
So, those were the issues. It was still a nice house, but I’m not surprised that it hasn’t sold as quickly as others out there.
The PS house is asking over $850 a square foot, if my back-of-the-envelope calculations are right. Compare that with the mid-$400 to mid-$500/sq. ft. (depending on how you counted the renovated cellar) cost of the 7th St. house that was HOTD the other day (one avenue block west).
Pete – he was, for about 6-8 years, with Filmore. Now he does mostly commercial and multi-family properties.
I agree, I don’t think he’s serious. I think a lot of sellers are like that, though for different reason. Some folks have a number in mind that rationalizes what they would sell for, regardless of market conditions or trends. Other folks have an emotional attachment, and even if they have a compelling reason to sell, can’t quite bring themselves to lower the ask to a number they can reasonably expect to sell.

So is BSW a neighborhood that is only one block deep?
Isn’t Cortelyou Road – one block south – in Ditmas Park proper? Proper boundary or not, I think it is what most people think of when one utters those magical words “Ditmas Park.”
If Tompkins were superbly renovated, central AC, etc, etc, etc then would not think the asking price too high. It is IMHO the best block to be on in the area and per propshark a bit bigger then the 3200 sq ft.
But this Alan certainly isn’t serious–supposed he has some sort of real estate consulting biz…not a usual retail broker

192 President street is identical and sold for 2.225 in January 2009. Made into 2 condos and recently sold for a total of 4.7 In light of these facts, the price does not seem too crazy.

Agree. Think this one will go for close to ask, unlike Tompkins place, which feels waaay overpriced. Also, I think (maybe) that the three adjacent white houses on President Street — including 192 — are marble facades, not limestone. Not saying one is better than the other, but they are unusual.
Yes, Beverley Rd house is on the south side of the street, so not in PPS landmark district. Should sell in the $1million ballpark in spite of the pathetic listing.
