  1. I think the Howard place already is at a discount. Usually those streets go for a premium. 474a 16th street already in contract. That place was quite narrow with a B grade Reno. This market has legs right now

I’m one of those who has always bemoaned the painted woodwork in brownstone apartments, and one who always says “don’t paint it!”, but when I see these houses with more than the usual amount of wood, where the whole room is wood, I get where the fashion to paint woodwork (to lighten up rooms maybe?) came from, at least.

    Would probably just get a place with less wood, as I’m not sure I could get myself to paint over this much wood, but I’m also not likely to ever have to make that decision, with these prices.

    The quote is “Please, sir, I want some more” and Oliver’s gruel was made from oatmeal, not rice, and I think the place probably wasn’t anywhere near as nice as this house, but I totally get the reference to darkness and gloom.

  4. Bklnite — the E. 17th St condo listing claims that the upper unit has privately half the yard. Probably the biggest downside here is the apparent lack of offstreet parking, which I think would keep the entire house from coming in above $1.2. I don’t see why this would be a problem financing unless the comps just are not there in this neighborhood for a 3-4BR condo
