407 Sterling was HOTD back in September – twas high then, still overpriced today. C’mon seller, play the game and meet the market.
190 Lincoln is trying to sell an estate-condition house at the recent ask of move-in houses in PLG. Same note as above.
No comment on Bay Ridge, I really don’t know that area.
Cute cottage on 16th street, but why is there no yard? Take 20% off and try again.
Ditmas, please find me a South Slope rental w. 1 BR, rec room/home office, EIK, garden, deck, 1 1/2 baths, and W/D for $2000. That size and condition you’re looking more at closer to $2600.
Hasn’t that Sterling Place house been listed on here before as a HOTD or something?
> South Slope house is cute, but … only 936 sq. feet
Seems like closer 700sf or less above ground, pushing the PSF even higher. It’s very cute, but too claustrophobic for me.
South Slope house is cute, but PShark (and the floor plan) indicate it is only 936 sq. feet — less than the “approximately 1000” claimed by Corcoran. That puts the ask at close to $700 a sq. foot, which seems mighty high for South Slope. If they can get $500k for it, they should declare victory and move on.
What do you think you could rent it for?
> You’re forgetting the tax effect.
Hmm, I don’t think the tax effect is going to shave more than $1000 off of that monthly nut, do you?
Ditmas, you forgot the mortgage interest tax deduction. Makes a big difference.
