OK, BHO, here’s a real data point of 1 over time on rentals. As LL owner of a 2-fam, we’re on our fourth lease since Spring 2007. Spring 2008, up 6%; fall 2009, down 5% (renewal); summer 2010, up 3%. Overall, up 4% from Spring 2007. I imagine that’s not what you are expecting to see.
PS Six month later on rentals would be silly, as most leases are for 1 year.

(a friend of mine got a 15% reduction, this time last year. Looks like that practice is ending.)
Unfortunately, BHO, there is no public recordkeeping on rental prices, so that would be pretty hard to track.
Look, the developer of that nightmarish Vinegar Hill house got his money.
Beverly needs a good-sized price chop. Looks like a nice place but I imagine its a harder sell on that block full of big apartments…although location is close to the Courtelyou shops and Q train.
