Carroll St house at the reduced price of $695,000 is a bargain.
The real comps for this house, baring in mind that most transfers in this area are never on the open market, and even those on the “community” market rarely reflect their full bartered values. But the real comps are: 1382 Carroll St, sold for $820,000 cash, not in a great position for anyone from outside the “community” + it had sever structural problems in the middle due to previous plumbers.
1395 Carroll St, sold for $760,000 cash, was in far worse condition than 1253 and no one from outside the “community” can argue that 1253 is not on a far superior block, actually a lot from inside the “community” will tell you 1253 is a superior block.
Where else in Brooklyn, this close to the City, within 2 blocks walk to 4 real subway lines can you find a solid structure with legal parking on a block with no eyesores?
(the sq ft on Propertyshark is not correct, why do you think appraisers always measure?)

That Carroll st house won’t get any takers until it gets closer to 600K, especially considering it needs mechanical upgrades.
I’m so excited. AND I just can’t hide it.
