Fenimore 1 is a horrendous block, with loud music and people shouting/ screaming almost every night.
DeadCat, the highest price paid for a house in PLG is $1.665 million, on the first block of Midwood Street. (Though yes it was spectacular.)
Fenimore looks clean but that’s about it. What does the broker mean by “turn key”? The stove works? Because it does not recently renovated to me. The fact they won’t post kitchen and bathroom pictures says there’s nothing to see there. Read where there is only 1 full bath! And a couple half baths. Only one person can shower at a time in this house. Guess you can wash your hair in the powder room sink. There are a couple Corcoran brokers who sell in PLG who are great and very smart. But this broker seems to be living up to Corcoran’s reputation of cluelessness.

I don’t know how much it would cost to remove paint from a brownstone facade.
But there is a reason brownstones have been painted: the stone has disintegrated and has been patched up, leaving an unsightly exterior.
So, after removing the paint, you’d be left with the bigger issue of re-doing the patched-up facade.
You’d probably be better off just leaving it painted.
Broker claims Bed Stuy house has nearly every original detail intact and untouched, with unpainted woodwork — and includes only three photos, which show the apparently original Victorian acoustical tile ceiling and some original Victorian 1970s fake wood panelling.
Warning to would be buyers: Walls and ceilings will need extensive skim coating.
Wish they had more pictures. Where are kitchen and baths?
407 is in a pretty good location, but that price is a tad high. Not by much, tho.
Is that house painted that awful brown color? I’ve never seen poo colored brownstone before. How much would it cost to remove that?

And another one between these 2. I forget the address. It was used as offices, and also is asking 1.7. There is a sign out front.
I made a very realistic bid for 421, and the agent told me the owner would not even consider it.
A very nice house on Underhill just sold for under 1.4. It needed work but was arguably a better location and a better house. And 4 stories.
$1.1M for 87 Fenimore is an absolutely stunning overreach given (as babs pointed out) that 79 Fenimore is going for $600K. It’s the same house! I’m sure 87 is fixed up much nicer, but wow!
