Visited 1183 Lincoln Place back then when it was open-house time. From what we’ve seen, there’s a fairly significant amount of work needed. Also, the interior layout is kind of awkward.
Now at $549K this property ain’t gonna sell. 1141 Lincoln Place (other end of the block) just sold for $425K about 3 weeks ago…
east new what? the price it looks like it was haggled on pawn stars.
Pacific St is a classic example of what NOT to do.
Young lawyer overpaid (1.899 IIRC) for a 17 footer in Sept 2007.
Never rented it out, so that’s three years of zero percent ROI.
Took 22 months to complete (oops, not really) a half-assed ‘contractor’ remodel that looks uninspired and still has a dozen small jobs done to finish it off.
Finally get it to market summer 2009, and put it up at a price that is 300-400 over what 20 footers in move in condition have gone for on the block.
14 months, 4 price chops, and 2 brokers later, still sitting there, unoccupied, holds 1-2 open houses every friggin’ month, no end in sight…

How did you find out there is a pending contract on 165 Fenimore? The listing is not on Corcoran website anymore, and Streeteasy has it marked as off market as of July 15th.
I guess BHO has felt priced out since the 1990s.
