I always refer to where I live as Flatbush, which most people have heard of. Just because some realtors have decided that Ditmas Park is a marketable name that they’ll attach to anything within a mile’s distance doesn’t mean I should go along with it, when that’s not where I live.
BH — There was very length article in the Sunday Times maybe 2 months ago about MKG’s pre-eminence in this part of the city. I think it was in the City/Metropolitan section, not the real estate section.
It was a fascinating article, but also frustrating in that it relied on what sounded like hearsay to imply (without actually stating or even providing any anecdotes) that she had been steering buyers for much of that time.
Bay ridge house looks nice in photos — did anyone see it? No floor plan, though.

Ditmas Park proper is a landmarked neighborhood–defined exactly as it is on MKG’s map.
BSE & BSW both have neighborhood associations and do events and gatherings independently.

The Bay Ridge Home is very pretty. 76th Street from 4th Ave. to 7th Ave. is beautiful. Trees, limestones etc. Not aware of many if any curb cuts. Sometimes you may have to park a block from your house and walk. Within walking distance from that home are parks and great schools. We have been living in Bay Ridge (after house hunting all over) for 12 years. Love our 1910 limestone with large yard and many original details.
Thanks, Ty. Yeah, I kind of assumed DP was what they call all the leftovers in between her micro-nabes. What is the story with MKG? She’s the #1 agent in those parts, and has been for 35 years or so (that is my general impression).
Anyway, whatever you call it, there are some pretty sweet looking blocks down in Victorian Flatbush and Ditmas Park.
Boerumhill… MKG’s map is a bit strange. Her location of various “Midwood” micro-neighborhoods is odd. The bulk of Midwood is DEFINITELY south of the train tracks that goes between Ave H and Ave I.
Ignoring that bit… “Ditmas Park” is definitely a bigger area in everyday life. I live there. The two “Beverley Sqaure” areas MKG has on her map are normally spoken of as Ditmas Park. I have NEVER heard a human say, “I live in Beverley Square West.” They live in Ditmas Park or Victorian Flatbush…

Mary Kay has a pretty good breakdown of the small neighborhoods that make up Victorian Flatbush (which is just a part of plain Flatbush for old school people). Lots of folks say Ditmas Park and mean the whole area, not just the small landmark district.

That strikes me as a little too south for “Ditmas Park” — but according to the conversation we had yesterday, it’s definitely part of Flatbush — Midwood seems to start at the train tracks a block or so to the south.

I actually quoted those same Midwood boundary lines from the Wiki article a few days before you on Mon or Tue – and promptly got corrected by a few posters that the CotD/HotD was in “South Midwood”. Mr. B had called a listing Midwood even though it was north of the college. Turns out South Midwood is north of regular ole Midwood. As for the Ditmas Park/Flatbush split that also came up this week, I am still a bit confused.
I must say BHO is way off base if he thinks this a poor lot. If nothing else, this blog has given me a great appreciation for the terrific architecture and wonderful nabes outside of the brick and brownstone belts.
