6th St vs. 6th Avenue.
Although 6th avenue is cheaper price- per sq ft. is more expensive than 6th Street.
(all per propshark.com) – 6th Avenue is 15.6′ x 36′ vs. 16.6 x 40′ for 6th street.
Pretty pricey per sq ft. ($872/$909) in both cases in my opinion assuming #’s I saw on propshark)
my thoughts exactly, its only a 2 family, its on the same block as a not so lovely apartment building, its not in stuy heights and the rental property is only a 1 bdrm that’s a bit much. not to mention the orginal details of the exterior have clearly not been maintained from the picture… look at the door. the only thing it has going for it is its distance from the subway. there are far better properties in the area. I’m pretty sure its not worth the asking. decatur on the other side of stuy, however, would be a bit more justified as its stuy heights and the surrounding properties are a tad bit nicer even though there’s an apartment building on the end of that block too so I don’ tthink I’d pay that price either.
I live around the corner from both park slope houses – this particular block of 6th St. is really nice, most of the houses on the block are very well-maintained, lots of trees. And the backyards seem extra-lush – I’m going to the open house just to see the garden. 6th Ave. is fine too, but you don’t have that “neighborhood” block feel and the yards aren’t as big. I don’t think that explains such a big $ difference however…

Isn’t the Decatur property fairly high for a 17′ wide three story house? Or am I missing something?
Not only do I have kids but did a renovation with kids in the house. No picnic, I’ll admit (but no lead poisoning either), and for some it’s worth saving the headache. But you pay a premium. And 6th Avenue doesn’t look like a gut reno, from the limited pix, if it needs work at all.
But maybe there are big problems we’re not seeing — I have no idea. Otherwise, the price diff is still a mystery to me.

Do you have kids? My tolerance for construction dropped rapidly and my willingness to accept other people’s style in good condition went up equivalently once we had kids.
Is it just that the 6th Street place is in such nice condition? I agree it looks lovely, but if I were in the market — assuming no really ugly surprises — I’d grab the 6th Ave house, and put in some work myself if need be.
Then again, I’ve always believed that you get hosed when you buy mint condition. For others, it’s worth it.
I’m familiar with that block in which the bedstuy house is located. decatur btwn stuy and malcolm x is a pretty decent block. there’s an apartment building on the corner of decatur and stuy and there’s always a lot of nice young male “entrepreneurs” in front of the building, they always speak though ha. there’s also a corner store next to that apt building. its on the next block from where I live I may go and check it out. I know that on that block with the street signs it seems as if one side of the street is landmarked and the other side isn’t (the side with the apt building) if that’s possible, and as much as corcoran is always looking for pricing justifications I would assume its on the side with the apartment seeing as though they didn’t say it was a historic house and I’ve seen them say something was in stuy heights numerous times even though it wasn’t. 775,000 eeehhh… I don’t about that. maybe more like 675 or 700 but then again I’m always screaming something is overpriced 🙂
