  1. Could the listing for the Stuy heights house tell us anything less about the house???? Unless this has thoroughly updated mechanicals with nice BRs and kitchens, all highly unlikely, it’s overpriced by about $200,000. Without those things it’s worth about $600k.

    Hey broker…..try and describe the condition of the house a little, would you? Or is it sooo bad because it’s been an abused 4 family that it isn’t worth trying???

  2. There’s no problem from the oil plume for the Green Sst. house unless the oil plume walks up Nassau ave., gets on the B61 bus and travels about 2/3rds of a mile up to Green St.

    That being said, this isn’t the historic district and its not a fantastic street. Its also on the McGuiness Blvd of Death side of Manhattan ave. It’s not going to make that price.

  3. I’m sure Ditto would know better than me about Greenpoint comps, but there was a good few weeks where “Last Weeks Biggest Sales” had Greenpoint houses for btw 800-950k. I don’t think they were quite as far north as Green St though.

  4. Like FLH said, benson, it’s a solarium. I think BrooklynIsHome is probably right about everything else.

    I also don’t understand wasting all that virtual ink writing about the martial arts awards. Presumably, that will all go with the owner’s other belongings, why act as if it is a selling point? Seems like poor marketing strategy all around on this house.
