468 Henry does seem like better deal than Clinton St listing -and listed for under $2m…..but still will be over $2m after fixing up and converting lower 2 floors to duplex.
What do you see move-in for under $2m? that is 4 floors or over 3000 sq ft total?
If your home is a 4-family, do you have a greater risk of having your taxes greatly raised?

as far as financing, etc never seemed to be issue for me. I have a 4-family used as 3.
The only ‘headache’ is that dept of buildings has more regulations for 4 family (and may include 3 family also).
for instance….I’m supposed to have some regualted wattage on stoop light whereas if same house were 1 family there probably isn’t any reg.
It doesn’t matter how the city classifies four-familes. In the world of banking, commercial mortgages are for five-families and up.
