McKenzie — The house down the street sold for $2.4 (on an ask of $2.2) last August and one of the park houses sold for over ask at $2.8M last summer as well.
And even if it is not the prettiest block in Brooklyn, it is certainly in the top tier of blocks.
Unless grand army’s intuitions are correct re the rest of the house and there is significant cosmetic work to do, this will probably match or slightly exceed the $2.4 sale.
Boy they do lay it on thick in the South Portland listing…

Very pretty house. Believe the offensive bathroom is mauve, not pink (was THE hot decor color…geez, 18-20 years ago).

Are you serious! This is a fucking outlier (ask plus in 6 mos)! Best end of best block in Fort Greene. Is that a bode in the 2nd floor bathroom? This is perfect for a family of four. Oops, no 1/2 bath on parlor. Gotta call the garden rental a studio with eat in kitchen (don’t know how that “bedroom” works). Nicely laid out though.

Top block for Southie, no? But half off stoop/english basement deters me. Then the 18′ width. Not my part of town anyway. Slightly less than ask in 6 mos.

The combining of these two says it all. Not feeling those locations at those prices. In the trench (or conscientious objectors) or M60’d down in 6 mos.

Bed Stuy units look pretty nice for rentals. If they can get 41,300 each (probably) then it’s a 7.0% gross yield at the $665k ask. taxes are probably less than $2,500.
not enough pictures to really judge accurately but i think south portland get north of $2mm, even probably close to asking. nice area, seemingly nice house but rental pics are absent so…
South Portland Street is nice but I don’t think it is the best block in Brooklyn, that’s hyperbole. There is still a good deal of crime in Fort Greene. And I don’t feel safe in that park. It really is not an area of 2.5 million dollar homes like Brooklyn Heights or the park blocks of the Slope.
No matter what anybody says these prices are still bubble prices.
So. Portland boasts an undeniably handsome parlor floor –though not everyone loves Bradbury & Bradbury wallpaper. But from the pics, I suspect the rest of the house is not up to par at this price level. Wood floors in the bedrooms are new, bathroom is outdated, the garden fl simplex is essentially a studio which limits the rental income. Not happening at $2.575m.
That block of South Portland is quite possibly the prettiest block in Brooklyn and that is a massive and beautifully detailed house. Will sell close to ask.

re:south portland —> few doors from ‘verdant pleasures’ of FtGreenePark and ‘repair to your seductive landscaped garden’…..If I spend $2.5m I don’t want to do no repairing.
