  1. That Carroll Gardens triplex not my cup of tea at all. Looks like a hotel in midtown.

    The site is also annoying and confusing. Does the owner build web sites for new condo complexes for a living? That’s what it looks like.

  2. solar panels on warren st. also. Quite a few in that $3m range in the area to choose from. But with the double lot
    (potential to develop) –I think someone will give serious consideration. Great for someone who could be looking for duplex but just not quite finding exactly what he wants.

    I was exaggerating about it being $1 million overpriced. Sorry to you, too, FSBO. BH, I was just struck by how overpriced some of these properties continue to be. Yes, many are selling. But many are suffering death by a thousand cuts, like the Amity Street house I mentioned above which underwent nearly a 50% price cut from its original ask, and many are delisted like today’s Open House Picks Six Months Later. Dave may well be right that Brownstone prices bottomed at the end of 2009, but these are just not end of 2009 prices.

  4. My apologies, Helen. I missed the extra lot in my first go round. I just thought this was another typically overpriced Brown Harris Stevens listing. I stand corrected. But I am wondering why you can only use the extra lot for a garden, a parking lot or a guest house? Where is it exactly that you can’t, if you were so inclined, build another house on it?

  5. Warren St is a pretty nice reno; I like how they removed the wall and put up fluted columns to open the space up. Not sure how much it is overpriced: 7 bdrms, double lot with parking, 20×75 garden.

    192 President is two triplexes being market separately, correct? The one Mr. B linked to is 3K sq ft, so that works $843 – seems high, but it will sell closer to that than CGar’s suggested retail price of $530. Low maintenance ($519), 4/5 bdrm, 3 bth.

    Both way out of my league so I really have no clue. 🙂
