I definitely think the South Slope people overpaid. That place is kinda small and although the location is alright, it is not really that great for such a high price. I would get it if it had a rental apt. or something but not as it is.
DIBS – if supply is low (as it is) and demand is constant (my conservative assumption) then how does 3-8% below ask equate to not being soft? This is the most densely populated city in US and people still can’t get ask? So its either a function of prices being too high (big part) or soft market. Relative to a few months ago, yes, its not soft. Relative to past 5-7 years, no. Relative to historical average… you tell me?
Whole lot of people called 11th Street house at $1.2M back in the original HOTD post.
better than a month ago when we were looking at no sales on the picks…at least half were sold here
The percentage above or off asking price is meaningless, except as a measure of the optimism of the seller. The only metric that matters is comparable recent sales.
You people really think this market is that soft?? It isn’t when places go for 3-8% off of ask. And don’t tell me the sample size is too low because it was you who used it first to defend your case. RIDICULOUS.

yeah, I know, more foreclosures to come. Blah, blah, blah. We’ve been hearing that story for 18 months now. Time for team bear to throw in the towel.
Yeah, not so great when you consider these would probably have sparked bidding wars and gotten 5-10% above ask just a couple years ago. Not the end of the world, but I would hardly call two out four selling for below ask a good sign.
Well, DIBS, if you recall from the “seller concessions” forum thread the other day, a poster named Dogpatch described his hardcore negotiation skills: He offered the asking price and the seller accepted.
I was really impressed by that negotiation technique…. but these folks that are able to get 9% off the asking price must be amazing!! They must have taken a class.
PL, you have a comp to show that the 11th street house is evidence of decline? that’s a pretty robust price for brick of that size south of 9th St and away from the park.
