  1. basementalist i see this but don’t the postal trucks bringing / taking in the mail come rolling down 8th street all day? Maybe its only a couple of trucks a day, it just made me hesitant of the street though. There was a gut for sale closeby a year and a half ago and i remember i just couldn’t get this out of my mind. I hate truck streets so badly.

  2. basementalist — is it best for society? Well, according to the “philosophy” behind the tax code favoring homeownership, it supports stability in communities. In other words, if “re-assessment” is based on the sale price, you are right it will moderate or suppress price tags…. but it will also suppress the urge to flip! People will buy as long-term investments (ya know, ones that are aligned with, say, 30-year mortgages or large chunks of such a loan… not 5 years)

Long-term stability. And property taxes that reflect the ACTUAL value of the property — not the value of 1943 + annual small increases that fall short of the increase in property value. Why wouldn’t that be appropriate AND desired?

  3. PS house – what drugs are they on?? There is not one closet above the first floor. I don’t care how great the kitchen is, that place is tiny. I doubt there is FAR to add another story to that addition. Don’t know how they added what they did with that tiny, weird backyard. Makes those Warren Place workmen’s cottages look spacious.

  4. It’s patriotic to try and avoid taxes. Your gas bill, not so much.

Did you all hear that Coned got a 16% rate increase that will be phased in 4% per year over the next 4 years.

    Time to raise the rent!!!!!

  5. I see my pro-tax friends have forgotten a few other taxes… did you say a tax on sale?

That’s called the ‘mansion tax’ which will kick in here.

And, an oddly regressive tax, the ‘mortgage recording tax’.

Take out a mortgage, pay taxes. Pay cash, no tax.

  6. For those complaining about the low property taxes, don’t forget about the lovely NY “Mansion Tax” for any home sale above $1M. This seems to offset taxes on increased home sale prices. Say you buy a home for 1.2M, you will shell out another $12,000 in taxes at the closing, in additon to the $2000 or so ever year after. Not to mention many other misc taxes the buyer and seller will pay (mortgage, transfer fees):

  7. basemenatlist said it right …”someone who lived in their house in a gentrifying neighborhood for 50 years finds they’ve got a working-class income, or a fixed Social Security income, and a $1.2M house that they can’t pay the taxes on.”

  8. Oh, and an actual ON-topic comment? 8th Street house doesn’t back up to the post office… houses on the opposite side of 8th Street do.
