On second thought – I was just able to get on the Warburg Realty site and saw the pictures. It truly is beautiful. The Virtual Tour is a great feature and might make the price tag worth it. And yes – I think this is close enough to Atlantic Yards to make some difference, but I do honestly think this is a beautiful home. Good luck to the sellers – I hope they get every penny and more.

Most exclusive part of the slope and if Atlantic Yards does ever happen – the proximity will be a positive in the end to many people.
That’s not close enough to the proposed Atlantic Yards development to be a concern from that perspective.

Thank you for clearing up the mysteries surrounding the current Ditmas Park open house choice! This house, which appears to be in good condition, very spacious, and has a price tag of under a million dollars, is located on Ocean Avenue, technically in the Ditmas Park Historical District, but still, one of the less desirable streets in Victorian Flatbush. It really should be priced in the $800 range, more like the nearby Brooklyn College neighborhood (correctly known as South Midwood) homes. Having said that, however, I would like to point out that the stretch of homes here on Ocean Ave are really special – this corridor was meant to be the “Albermarle Road” (Prospect Park South) of Ditmas Park, and has some huge, fabulously detailed, imposing homes. Several of these have received beautiful restorations in the past year. By the way, another underappreciated architectural gem is Bedford Road in South Midwood, right where it turns into “The Junction” in Flatbush. This, again, was like the Albermarle Road of South Midwood, with massive, distinctive homes, including one with a huge three story turret providing panoramic views of Brooklyn. I haven’t seen a house quite like it in any other part of Victorian Flatbush. Still given the location, I can’t see even that house pulling more than 1 million.

What sort of square footage does the St Johns Place place have?
“This is about as desirable as it gets in the Slope” is indeed a subjective statement, but I must strongly disagree with you Roz. Very nice house and block indeed, but awefully close to Flatbush, not in a great school district, and many (if not most) blocks in Park Slope are closer to the park than this place. Add in the need to remodel the kitchen (nothing is ever easy Roz!), and the uncertainty around the nearby Atlantic Yards. Given this – I would pass at this price.
I agree with Roz. I have friends who live on this block in a beautifully restored 4-story. Yes, the top of block ends on Flatbush, but it’s a minor negative, and in fact it makes for a very short walk to both the B/Q and the 2/3 subway stations. This is a gorgeous, tree-lined block, and the interiors of these houses (and this one in particular, if the pictures are representative of the rest of the house) are about as good as it gets. This place has NINE bedrooms, and although I’m not sure who needs that many bedrooms, I think this house is well-priced.
