  1. mimimi, this doesn’t have to do with neighborhood name but there is one practical distinction between 16th Street and Park Slope north of 15th Street: 15th was the cutoff for the downzoning of PS. Sounds like the area south of 15th (which was consequently ravaged by condo developers) is going to get its downzoning soon, but that is not set in stone yet.

  2. To Anonymous on Park Slope’s boundaries — Do we have to go here again? Some say 9th Street, some say 15the street, some say the Prospect Expwy. Any way you slice it is a made-up, RE broker driven decision. Neighborhood names and boundaries in this market change regularly. The entirety of what was Park Slope 20 years ago is a relatively small sliver of the neighborhood now.

    For what it’s worth, the consensus seems to be that PS’s boundaries now extend to the Expwy. 16th Street feels just like most other blocks to the north.

  3. Prospect Place house is a standout. The central winding staircase and Queen Anne brownstone stoop are not common.

    Prospect Pl is a lovely tree-lined townhouse-only block.

    5th Avenue is rapidly become a pedestrian restaurant row destination. In 5 years there won’t be any ghetto-stores left.

  4. My understanding re: 58 Prospect is that the kitchen could use an update, that the price is firm, and that there’s no rental to offset the price. To me $2M west of 6th Avenue seems too much.

  5. 58 Prospect Place is beautiful, but it’s been on the market for almost a year at this price. (I’m pretty sure it hasn’t changed.) While it’s narrow (16’8″), the center staircase makes better use of the space than the more common side-stair layout. I’m curious as to why it hasn’t sold: it’s in beautiful condition and in prime Park Slope, and $2M doesn’t seem crazy to me: based on 4 stories, 16.67×45, it’s only $667/sq ft, and that’s not allocating any value for the fully finished game-room basement.

    Any insight into why this hasn’t sold?
