I was at the open house on 6th Ave in Park Slope today (the listing is back online). It is being sold by the owner who seemed very nice. The house is fine if unremarkable, but it could be a decent home for the right family. To be used as a two family would require a lot of work. Now the owners rent the third floor to a student, but they share an entrance and the student has full access to the house.
House is less than 18 feet wide, but does not feel too narrow. There is some nice plaster work and other original detail, but it is certainly not one of Park Slope’s grand brownstones. Garden is nice and the basement is semi-finished with a big laundry room and (strangely) a full bath. Bedrooms are small and while the kitchen was recently redone – it was an inexpensive job. I’ll pass, since I am looking for a true two family, but I’ve seen much worse for the money (@$1.5mm).
Hi all, Last week I saw a FOR SALE sign at 126 St Marks Ave between Flatbush and Carlton. The broker is Weichert (516-867-3508) and there was an open house last w/e. I don’t have a digital camera so couldn’t supply a photo for brownstoner to create a posting. But this is a great Prospect Heights block (I live one block up — and I am NOT an RE broker) with beautiful houses, close to both the 2/3 and Q/B subways, walking distance to BAM and Prospect Park. There’s some traffic noise close to Flatbush but this address should be far enough away for that to not be a factor. Like many PH lots, it’s 131 ft deep so there’s the bonus of an 80 ft south facing backyard.
The down side is that the house clearly needs a massive overhaul. The brownstone facade is crumbling and the whole building looks badly neglected. However the basic house type is classic NeoGrec and it still has its original front doors and balustrade (though the latter needs repair). I’ve been into a house a few doors away which has wonderful proportions and superb interior woodwork.
I couldn’t find the listing on Weichert’s website so don’t know the asking price. Sadly, in the current market, the price difference between a house that needs a $500,000+ complete renovation and one that just needs $50,000-100,000 spent on cosmetics isn’t always very large. But, based on the location and the fine “bones” of the house, this could be worth checking out.
THe house on Carlton is nice/okay but TEENY, and the bottom apt. is like a torture chamber, with one small window with a grill over it, looking out on a concrete alley. I saw this when it was listed at 1.4 million with another broker. Front yard is nice.

Verona Place is a nice block between Fulton & Jefferson. That’s where Spike Lee filmed parts of his movie “Crooklyn”.
