Hancock traded for $0.385M in 08. Why should I pay more? What value was added? Granted, it’s detail encrusted, but how is historic detail in the ‘hood valued at $314K?

I would like a brownstone/limestone one day and I actually like the idea of the rental on the top floor because then you can have the yard. But to each his own.

Prices are ridiculous now, it has not always been like that, especially in Brooklyn. Are these wacko prices sustainable in Brooklyn? Who knows?
BIH…I can’t. Once you get past the area encompassed by Stuyvesant, Marcus garvey on the east & west and Fulton up to Halsey it becomes a very block-by-block issue. That house ias about a 8 minute walk to the Utica Ave A stop.
At least there’s a small grocery store (not a bodega) maybe one or two blocks north on Malcolm X. You really have to go and see the overall quality of the stock on the block.
It looks like a good deal for what looks like some really nice detail. I agree, the floorplan is a bit weird. And there’s my pet peeve that the rental unit is on the top floor instead of the garden level.
bedstuy flr plan not consistent w/ pic’s or text description. ad says 2 family (ie 2 kitchens) but flr plan shows 1 kitchen. kitchen is big in pic vs. skinny small one on flr plan.
bedstuy prices are all over the place. really hard to gauge what’s what. compared to some listings, this expensive by 150k vs others it might look too low by 150k.
compared to that Sunset house from Wed (ie asking 720k, 2 family), I say this looks like. This doesn’t seem to have much of the juicy details. Dont know about others but I think there should be a discount on 2+ family ppties vs 2 families. 2+ families have higher interest rate, potentially high down payment, and dealing with 2+ tenants vs just 1.
Sunset Park needs to drop to the 7s.
