  1. Went to the Maple St. house today. Have to correct a couple of things: I was looking at the wrong house on Google street view (I think Google numbered it wrong.) The real house is across the street from the one I was talking about. So, it’s NOT next to an apartment building. It’s next to another house. That’s good cause less light is blocked, especially on the second floor.

    Also, the little sun room in the front of the house faces south, not north. So, especially in the winter when the leaves of the trees in front are down, that room gets very nice light.

    The house is pleasant. Seems well kept. Nice floors, original details. Center staircase makes not huge space pretty airy. Not nearly as bright as in the photos, but that’s not surprising. Some, ahem, might say the kitchen needs an immediate total gut! I would not. For me, the cabinets and appliances are fine; I’d change the counter tops and floor. Bathrooms could use updating. The master bedroom is nice and has that bay window. The other three bedrooms are small, one really too small. The ad says yes to a garden, but there’s only pavement out back leading to a close two-car garage.

    Street is nice and tree lined with mostly detatched and semi-detached houses, though this house is quite close to Flatbush.

    No idea if the price is close to getting it done or not.

  2. I’ve seen (the owners’ part) of the ocean ave house. It’s overpriced largely because the space is divided in a very impractical manner. Also, the kitchen and such need upgrades.
    Last, while there is a basement with “living space”, it’s dank and generally unappealing.

  3. The Ocean Avenue location for the DP house is a huge drawback. Adjacent to a sea of high rise apartment buildings, bustling with traffic, a hike from Cortelyou Road, nowhere near Prospect park, etc., etc… The porch has also most definitely been “renovated.” Way over priced for the current market.

  4. Ha. Your serious comment ^^^ includes considering having a sedan chair and bearers carry you to the subway.

    Does a sedan chair have four doors?

    Dave, I can’t actually see it, no. I use other senses to examine it.

  5. OK, my serious comment: The PS house is beautiful. I live in semi-detached land, and it’s great to have the alley. But it’s a 10-minute walk almost to any subway. That’d be the dealbreaker for me (my pet peeve is walking >5 min. in rain, snow or broiling heat.). Although if I could afford it, maybe I’d also be able to afford having a sedan chair and bearers carry me to the subway on days I didn’t feel like walking.
