boroughbred, it’s not really near enough to Prospect Heights to make a difference.
Has anyone seen the 10th Ave house? Am curious about it, though I’m deeply skeptical about Warren Lewis prices. (These are the folks who initially priced that 14th St South Slope house at 200K more than it sold last summer at peak, for 1.995, when the owner had to immediately turn around and re-sell. It’s now languishing at 1.995, same price the owner paid, without so much as a price chop to get any activity. Talk about bad pricing judgement!)
Fob, How is that part of Crown Heights? Is it any where near Prospect Heights like they suggest?
We saw the Sterling Place house, the layout is complicated as the parlor floor is used as a daycare right now. The top floor needs a decent amount of work and it is hard to configure it as anything other then a single family house.
We loved the details but unfortunately don’t have the time or the monies for this house.
Yes, the developer has plans approved to build a townhouse on that corner. He was trying to pre-sell it last summer for $6.2 million through Corcoran. Both the plans and the pre-sale attempt were discussed on brownstoner.
This particular building was listed at $4.25m last summer and hasn’t moved.

If I am not mistaken the State St. house was done by the developer ZMK. He, Zack, owns the vacant lot next to this property (right on the corner of State and Hicks). I’d be worried that he’d want to develop the empty lot and that second floor balcony would face a building.
Wow, that very expensive Bklyn Hts place is bland. How about some crown moulding and some decent ceiling fixtures? Did they have to use the same one in every room? Give me both Crown Heights places, North and South, and I’ll use the extra 2 million to perfect them, and still have change to buy a couple more.
The Sterling Place house has some great detail and built-ins. It wouldn’t take much to restore those to their former glory. Thank goodness most of it was never painted. I have a friend a couple of doors down from this house who had to strip miles of woodwork, which is even more ornate than this. These houses are on a very quiet block full of nice houses.
The developer of the State St. building did a great job get rid of any charm that that old building might have had. The light fixtures, in particular, are truly horendous. Given the amount that has been spent on the development and staging of the place, one would have thought the finished product could have been made much, much nicer. In any event, pricing seems far out — the first floor is practically unusable with those windows out the the street and the bedrooms seems cramped and stacked upon each other. The second floor with the LR/DR and decks looks quite lovely, but there is not yard.
If you really want to be in the Heights — which if you are even considering paying this premium for this place, you must really want — there must be much nicer, more charming, more centrally located places that you could buy in the $4 million range.
