Re the 1.9M on Cambridge Place, I think that warburg is trying to break into the Brooklyn Market so they are promising sellers extremely high prices to get their business. I know this because there was a house on Willoughby which was for sale which was being sold by a local broker until warburg told the seller they could get 1.79M (this was early fall 2004). They got the business and then they had openhouse after openhouse. We went to one of these openhouses and we were one of 2 people who showed. Anyway, slowly they lowered the price until it was back at the price that it was originally listed for (that was too high also at least at the time, but that is another story). They are no longer listing this house. Don’t know if it sold or if they just gave up. The brokers looked very frustrated at that openhouse.

Someone needs to check the history of the 6th Street house. I think it might have come onto the market (and maybe not sold) last yr. I very clearly remember receiving a listing from a broker detailing a house with the oldest ginko tree in bklyn. Of course, it might have been a different house — we all know how realtors think.

Looking at the Corcoran map for 609 6th Street, it places the house just a few housefronts from the park. I’m not sure it’s above market considering size, apparent condition and location — but then, over $2M I have a hard time determining just what market price is.
There’s definitely been a huge jump in asking prices in the last few months. There have been a number of houses at the southern end of Cobble Hill that have suddenly appeared on the market for between 3 and 4 million dollars. It’s too early to tell yet if they’ll get it, but one on Clinton St. listed at $3.95M is in contract ( http://www.brownharrisstevens.com/detail.aspx?id=413244 ) and another is listed on Amity for $3.8M. I still continue to be amazed.
I guess it you stand in the bay window you can look up the street and catch a glimpse of the park.

Cambridge place for almost 2 mm it must be a record for this street.It is a great street but we have seen property going that hight on Clinton or Waschington only.

Wow! What’s up with that 6th St place?! $600-800K over market price because of original details? And looking at Google maps I find it hard to understand the ‘park view’…
