Thanks for the positive review of the open house, however I would like to correct the information given regarding the rental apartment on the garden floor. You didn’t have it listed, but you did mention it in a previous major posting: 39 Joralemon Street in Brooklyn Heights for $2.5 mln.
I went to the open house. It is a charming house and priced nicely for the nabe. And it is a much better deal than the new construction house directly across the street.
The upside: nicely done kitchen with high-end-ish finishes. Very nice backyard. New windows. Charming overall feeling (i.e., it has a classic Brownstone feel, but not over the top).
The downside: new oak floors on the main parlor level (they should have used authentic wide plank pine floors when renovating, but they didn’t). The bathrooms are all functional and look relatively new, but they lack high-end finishes. There is some noise from the BQE, but, to be honest, it wasn’t too bad. There is no central air conditioning. There is a renter in the garden apartment through Dec 2006, so you can’t use this as a 1-family house until then. Rent on that unit is only $1600, which sounds low for a 1-bedroom.
Overall assessment: they’ll probably get their price because it is “reasonable” for Brooklyn Heights where most 1- or 2-family homes in renovated condition go easily above $3 million and usually closer to $4 million.
I did go to the two in Bay Ridge (Aguayo & Huebener) and thought 438 72nd St to be way over priced.
The 530 76th St house was very nice lots of detail on a great block, not a big place, yet I dont know if its a “fair price”.
