1300 carroll is only a one family. beautiful block though.
1300 Carroll looks much worse inside than this property and is asking 799k but comes with parking. Needs serious updating. Both have open houses this weekend.

i could be wrong but if it did need all of the above, wouldn’t that cost *at least* 100k which would bring the cost of this house to 800k which is no longer a deal in this area.
I think St. John’s will go for over ask. This is a great neighborhood on the up and up and this looks like a nice property. $700k is very low for this area, most $700k townhouses in brooklyn are located in Bushwick or E. NY, not an area like Crown Heights. And this doesn’t look like a dump, even if it does need new kitchens, baths, and some updating of mechanicals it’s still easily worth this price.
Re the park slope place, $537 psf seems like a very reasonable price. I paid about $500 psf 1 year ago for a townhome at 6th & 6th and have not seen anything close to that in a while. Any issues with the property anyone has heard of?
If I were the owner of that Bay Ridge house, I would be pretty pissed that its being advertised as in Sunset Park. First time I’ve seen a place listed as being in a far less desirable neighborhood than the one its actually located in. Whomever is managing their property database is seriously doing a crappy job, considering the $40k or so commision at stake. Bay Ridge is mostly covered by zip 11209, but the northen tip is in 11220, which is the primary one for Sunset Park. Their system probably assigns “Sunset Park” to everything in 11220, despite their being a tangible physical barrier between the two hoods (combo of park, railway, and highway).
I like St. John’s. Next to a funeral home? Fine by me….quiet at least.
how can Aguayo Huebner survive without floorplans? i would never give a listing to a brokerage that is too cheap to provide floor plans! they need to spend some money to get those commisions.
