  1. I looked at the windsor Terrace house last fall, when it was listed for I believe about $300,000 less. It is nice, but rather small. Howard Place is a nice quiet block, but it looks directly at the back of a big school. In essence, you sit on your porch and look at a brick wall. the interior of the house was dated, but nothing a reasonable renovation would not cure. Windsor Terrace is a very good alternative to the over-priced Park slope. for the right family, this would be a good house. I would not pay asking though. My two cents.

  2. Howard Place is indeed very nice and the block is terrific.
    The only downside is the house and lot sizes. Building dimensions 17 ft x 38 ft Lot dimensions 17 ft x 90 ft Building SF 1,494, according to PS. This brings a SF price to $904, not that much cheaper than PS.

  3. The WT house is beautiful oh man! I like everything about it. The only thing that might be a problem is that it is across from the school. But wow what a pretty well done home. Wish i had the dough.

  4. wt is priced cheaper than ps because they don’t offer as many marketable amenities. that area is really nice but there aren’t coffee shops all around it doesn’t share the same aesthetic… and of course its not near ps 321.
