It’s not a big price cut, but the fact that this 16th floor one bedroom at One Hanson Place just had $12,000 knocked off its asking price is certainly newsworthy given the high profile and expectations of the conversion. It’s also not like this is on the second floor facing an alley — check out the light from those windows! This particular unit has been on the market since early September, according to Natefind. We counted a total of 17 available units between the 9th and 32nd floors. What’s happening with the lower floors? Any other news on how sales are going?

  1. Blame it on Ratners development. Word has it even though Corcoran is marketing this project, their agents are not allowed to bring clients here, they must direct them to the sales office. This is a beautiful building and could have been a great conversion, but taking the amazing bank lobby and turning it into a Borders and more importantly, building the ratner place next door taht will block light cast shadows and bring numbers of drunken sports fan and concert goers to the hood several times a week does not help.

  2. Magic johnson now owns this building. I regret not being able to visit the inside of this historical building landmark. Im sure by grandkids will have similar issues when they condo the Empire State Building

  3. As far as I know, that place is still under renovation by those hunter roberts scumbags. That’s probably the reason its not selling. The place is under scaffolding and safety netting last time i saw. Supposed to undergo lots of construction. Good luck living there right now.

  4. Blame it on Ratner I think. Who wants to live near a big messy construction pit for years and then look forward to massive crowds, and even worse traffic just outside your door. Oh and let’s not forget the neon signs that will be skyhigh facing 1 Hanson Place too. Thanks Uncle Bruce and Class Clown Markowitz. I’m surprised all the other developer goons don’t work harder on taking down Ratner. But I guess they are happy nobody bothers them with their sh*t.

  5. 356,000 for a 366 sq. ft. studio in hanson place. say what? no question the building and the location is superlative but that’s revolting. maybe i’m just bitter that i went majored in journalism and not big pimpin’ studies…

  7. Secondly, the searches in the NYT and elsewhere have specific price ranges in which buyers can search for listings, so lowering the price even a little can put a property in a different category that allows more buyers to see it.

  8. 12:34, the thing is new developments almost never lower prices. That’s why this would be newsworthy. It indicates that a buyer might be able to get even more discounted from the price possibly, if the developers appear motivated to sell thus willing to negotiate.
