80-Metropolitan-110410.jpgWe last noticed price cuts at Williamsburg’s 80 Metropolitan back in May. Now StreetEasy is showing that eleven units out of the 19 left recently underwent price cuts. How low do they go? A three-bedroom unit priced originally at $1,945,000 and then $1,850,000 just dropped to $1,700,000. A studio got two price cuts before most recently settling in at $449,000.

    Anyway, an educated buyer looks at the apple-to-apple comparison, and recalculates square footage based on the actual dimensions; she then gets an accurate price per square foot and laughs when she realizes the developer is asking for $1,000/sf.

    disagree – anything i can’t get within a 5 block square radius of my apartment is a 10 minute walk from any of the Manhattan L train stops. i would be much more weary of having to rely on the F or R trains.

  4. No amount of amenities will ever cover up the fact that you’d live in a transportation wasteland. Someone just spent over $600 a sq. foot to live there when they could have gotten the same amount of space at cheaper price in a better location. The whole point of living in the city is the fact that you can maneuver around without a car fairly easily. Williamsburg is kind of the antithesis of that.

    Wine lover – Your point about the sq. foot being determined by the developer doesn’t make Interior Decorators point any less valid. If the measurements are incorrect then it’s false information, doesn’t matter who if the developer was the one who lied. Is that anything new? No, happens all the time and not just new construction but older buildings too.

    ALSO, “all coops, condos and commercial rentals factor in shared space” ABSOLUTELY DO NOT FACTOR IN SHARED SPACE when calculating square footage!
    Really??!??!? they calculate the lobby, corridors, laundry rooms, boiler rooms, garages, roof terraces, elevators, fire stairs, etc???? those all shared.

    and you’re right, buyers need to fully understand what they’re getting into and do their own research.

  6. Those floor plans are some of the worst I’ve seen, especially in the Penthouse and the 3BR for 1.7 million.
    The “Master Bedroom” in the 3BR is completely unusable, and the kitchen is as big in the studio as the $2.3 million penthouse.
