We wrote about 56 Middagh yesterday. When it was HOTD we said: “It’s a charmer to be sure (love those wide floorboards!) but for that price the kitchen is a bit of a letdown. But the again consider that there’s an income-generating apartment on the ground floor and that the 3,200-square-foot house comes with a 400-square-foot side lot with room to park three cars.” Ask was $3,600,000. Entered into contract on 2/22/11; closed on 6/16/11; deed recorded on 7/7/2011.

2. MIDWOOD $2,700,000
1030 East 7th Street GMAP
Not much info for the one-family house, which comes in at 3,050 square feet. Entered into contract on 3/29/11; closed on 6/15/2011; deed recorded on 7/8/11.

3. BROOKLYN HEIGHTS $2,600,000
47 Willow Street GMAP
47 Willow was also in a post yesterday. A HOTD in February, we noted that the home was in very good shape, despite its narrowness. It was asking $2,400,000. Entered into contract on 3/14/2011; closed on 5/12/2011; deed recorded on 7/7/11.

4. COBBLE HILL $2,163,781.25
58 Strong Place GMAP
This is the biggest sale so far at The Landmark at Strong Place, although we can’t find many details on the unit itself. The sale did come with a parking spot, though. Entered into contract on 12/28/2010; closed on 6/20/2011; deed recorded on 7/5/11.

5. CLINTON HILL $2,160,000
242 Washington Avenue GMAP
This was a HOTD way back in 2008. The verdict was that the home was “really nicely done in a simple but elegant manner.” Back then, it was listed for $2,300,000. The five-story house is configured as an owners duplex with three upper rental units. Entered into contract on 4/15/2011; closed on 6/24/11; deed recorded on 7/5/11.

  1. 242 Washington avenue is an income-producing property. It has four apartments. That is not the ideal layout for a genteel family home.

  2. The Brooklyn Heights house is one of my favorite houses in Brooklyn. I am partial to the earlier styles. I think they are more comfortable than the Victorians as they are airier and wider and brighter.
    That deep blue facade is great, and the adjacent parking! Definitely a gem.
