This is a two-family home over 1,000-square-feet of commercial space. It sold in 2008 for $1,499,000. Then the owner made a nice profit selling it a few years later for almost twice that price. Entered into contract on 3/11/11; closed on 7/27/11; deed recorded on 8/12/2011.

2. BROOKLYN HEIGHTS $2,575,000
30 Middagh Street GMAP
We ran a post yesterday about the sale of 30 Middagh Street. It was first listed for $2,990,000 and then went into contract pretty shortly after the price was dropped to $2,800,000. As a HOTD we said: “The interior of the house itself is certainly nice, but frankly doesn’t have as high a charm factor as we’d hoped given the facade. (Then again we’re on record as not being fans of shiny granite countertops and baseboard heating.)” Entered into contract on 6/1/11; closed on 7/28/2011; deed recorded on 8/11/11.

3. WILLIAMSBURG $2,160,000
34 North 7th Street, #PH 1A GMAP
This huge penthouse sale was also deserving of its own post. It is the fourth sale for more than $2 million at the waterfront complex this year, according to StreetEasy. Entered into contract on 6/16/2011; closed on 7/22/2011; deed recorded on 8/8/11.

4. PARK SLOPE $2,100,000
131 Berkeley Place GMAP
We noted when this brownstone home went into contract. From the listing: “It is a 3 story + unfinished English basement, 20 foot wide and 65 foot deep home with an owner’s duplex and 3 bedroom rental.” Ask: $2,200,000. Entered into contract on 5/25/2011; closed on 7/27/2011; deed recorded on 8/10/11.

5. CLINTON HILL $2,090,000
103 Greene Avenue GMAP
This was a HOTD December 2010. We said: “This new listing at 103 Greene Avenue sure is a looker. While we could do without the recessed lighting and the tile selection, the house has tons of original charm and is in beautiful shape.” But we wondered if the ask of $2,350,000 was aggressive. Owners paid $2,100,000 for this home in 2007, so they took a bit of a loss. Entered into contract on 5/24/2011; closed on 7/27/11; deed recorded on 8/8/11.
