1. BOERUM HILL $3,330,000
416 Pacific Street GMAP P*Shark
A HOTD last summer, when it was asking $3,500,000. We said, “Clearly someone has put a lot of money into renovating this 22-foot-wide brownstone at 416 Pacific Street (after buying the 3,600-square-foot house for $1,350,000 in 2008) and much of it is very nice indeed, however all we can see when we look at the photos is the sea of recessed lighting that appears to be in just about every room in the house.” Deed recorded on 6/23/2013.
2. PARK SLOPE $2,825,000
661 10th Street GMAP P*Shark
Here’s the old listing to this Slope brownstone, which was owned by the same family for 64 years. It’s located just a half block from the park. Asking $2,895,000, and it entered contract less than a month later.
Deed recorded on 6/25/2013.
3. CARROLL GARDENS $2,700,000
86A Third Place GMAP P*Shark
A HOTD pick this April. As we noted, “This mid-19th century Italianate brownstone has a wood-burning fireplace, new kitchen, central air on two levels, and plenty of drool-worthy original details. It’s also on a desirable Place block with a deep front garden.” The big downside is that the home is only 12.5 feet wide. It was asking $2,750,000. Deed recorded on 6/27/2013.
4. PARK SLOPE $2,339,783.75
910 Union Street, #1A GMAP P*Shark
A three bedroom, two-and-a-half bathroom apartment unit with a private garden space. Listed in January for $2,295,000, entered contract in February. Deed recorded on 6/24/2013.
5. PARK SLOPE $2,325,000
121 St. Marks Place GMAP P*Shark
This home was featured as House of the Day in March. We thought the building was a little narrow, with an awkward three-family layout, and may be best for rental units. Ask: $2,349,000. Deed recorded on 6/25/2013.
