  1. i would not qualify 10% off from peak comp in Dumbo as *quite a decline*

on the contrary, to get to 50% off at this rate will require a 10 year real estate slump. hello japan.

or you could call it pretty good performance in the face of a financial tsunami.

  2. That’s a good price for St James Place. It is a very cute house, nice details, great facade as part of a trio designed by Tubby (? If memory serves)
I really liked the renovations, sweet place, with just a bit of work to make it a 2-family.
The Dumbo price on the other hand shows quite a decline for the hood. I wonder what happened.

  3. That’s in the range of what I’d expect the Sidney Place house to go for, though I have no idea what it looks like inside (but not for lack of trying) or what condition it’s in. I don’t remember this as HOTD, but I can’t believe they were originally asking $5.25 million. It seems that half the houses on Sidney Place have turned over in the past couple of years, and all of those sold have undergone / are undergoing years long total gut renovations, and not always for the better – all the original details were ripped out of one house, and it was given a hideous totally modern makeover.
