  1. Ditmas,

Well upon closer inspection, the kitchen and bathroom are definitely not gorgeous. But I do like the rest of the place…looks like it has high ceilings, nice detail and floors. You may think it’s severely overpriced, but a 2 bedroom on 2nd in the PS. 321 district for that price is about the going rate.

You want much cheaper, gotta go further south and closer to 5th and 4th Avenues…

  2. Craiglist isn’t really a good reference point, since half those ads are fake and the rest which list the area as “Park Slope” are located on 23rd and 4th.

There are VERY few actual listing on craigslist which are viable options.

  3. “That said, the 6th Ave listing seems considerably lower than 20% off peak comps ($2.5M, no?). What was ask? Gut reno?”

that is exactly what I am saying. regardless of what you think of the “fairness” of houses costing this much, this one is cheaper than most of the comparable properties out there.

  4. I’ve noticed rents creeping back up in Park Slope.

I looked at the real estate offices this past weekend and 2 bedrooms which were listed for 2200, 2400 6 months ago are back up to 2800.

I saw almost nothing below 2000 and the 1 bedrooms were all around 1900 or 2000.
