When 476 Degraw was a HOTD we were very fond of the reno but wondered if a house near the canal and Gowanus Houses could bring in an ask of $1,595,000. Turns out it could bring in even more. As Curbed pointed out last week, this was the home that turned up some pretty nifty stuff during its renovation. Entered into contract on 12/14/10; closed on 2/11/11; deed recorded on 3/23/2011.

2. MIDWOOD $1,600,000
1426 East 8th Street GMAP
Here’s the listing for this two family home on a big lot with R5 zoning. According to the listing, there’s a “private drive, alarm, parquet flooring and a very good layout of the rooms.” It hit the market for $1,595,000 in January. Entered into contract on 2/1/11; closed on 3/7/2011; deed recorded on 2/22/11.

3. BAY RIDGE $1,515,000
33 80th Street GMAP
This house has been on the market since 2009, originally with a price tag of $1,653,957. The listing touts a prime Bay Ridge locale, also that the “home was re-bricked, new hardwood parquet floors, radiant heat, etc.” Entered into contract on 8/18/2010; closed on 3/4/2011; deed recorded on 3/22/11.

4. PARK SLOPE $1,475,000
400 Butler Street GMAP
Weirdly, this three-family house doesn’t have a lot of information out on it. The home is between 5th and 4th Avenues, on the very last stretch of Butler. Entered into contract on 1/4/2011; closed on 3/1/2011; deed recorded on 3/23/11.

5. BAY RIDGE $1,300,000
221 76th Street GMAP
Wow….this is quite the mansion. “This prestigious home has retained almost all of its original details, such as solid mahogany carved staircase, d/r wall panels, stained glass windows thru-out.” The 4,000 square foot home is on a 51×100 lot. It was listed with two different brokers in 2010, for $1,900,000 and $1,699,000. Entered into contract on 12/1/2010; closed on 2/28/11; deed recorded on 3/23/11.

  1. Dibs, you need to start using your big brains, not just the two smaller ones. The ice cap and glacier melting is a fact, and so are higher water levels. The effect on weather in any specific location is almost unknowable at this point, and computer modeling can only take you so far.
    I would understand your skepticism if I mentioned climate change in specifics, but rising water level is not controversial (except amongst pinheads.)

    Gowanus is really popular. Right in time for global warming to increase water level by a few feet.
