This is the second week in a row OPP has topped the biggest sales list. (There’s also another penthouse unit still in contract.) Like last week’s unit, this is a three bedroom. It was on the market for $2,900,000 back in 2007 and took about a 27 percent cut. Entered into contract on 10/7/10; closed on 2/9/11; deed recorded on 3/11/2011.
2. GRAVESEND $1,500,000
2018 East 5th GMAP
This one-family home is 2,900 square feet on a 4,000-square-foot lot. Entered into contract on 01/3/11; closed on 2/14/2011; deed recorded on 2/28/11.
3. DUMBO $1,487,500
30 Main Street, #9A GMAP
Nice big sale at the Sweeney Building in Dumbo. This two-bedroom unit has been on the market since 2008 and gone through three different brokerages. The ask was $1,969,000, then $1,700,000, then $1,550,000. Entered into contract on 10/21/2010; closed on 1/14/2010; deed recorded on 3/1/11.
4. GRAVESEND $1,350,000
1841 East 4th Street GMAP
This is a two-family house spanning 1,305 square feet on a 2,600 square foot lot. Entered into contract on 6/4/2010; closed on 2/22/2011; deed recorded on 3/1/11.
5. SUNSET PARK $1,343,000
747 49th Street GMAP
It’s not often Sunset Park makes the biggest sales list. This two-family house is located on a 4,000-square-foot lot and was marketed for redevelopment. Currently the home has a nice garden set up. It was first listed for $1,280,000 then upped to $1,300,000. Considering that it sold more than ask, we’d say to look out for a new development coming to this lot. Entered into contract on 11/10/2010; closed on 2/4/10; deed recorded on 2/28/10.

I’m assuming they’ll keep the house in Sunset Park and build a new one, or more likely, a small apt building, next to it.
Yeah, but Park Loper the annual taxes for that $2 million apartment are only like $300.
Seriously, what’s wrong with the Gravesend houses? It’s like a 70% off sale down there!
Nearly a 30% chop on the OPP pad. I’m still not convinced it’s a bargain what with those maintenance fees.

which makes more sense anyway, since the last ask was $1.55M.
