We’re bummed we couldn’t come up with more on this property right near the water at 606 Shore Boulevard, as it looks to be a very interesting house. There are a few pictures of it on Property Shark, if you’re curious. Probably the great appeal is that this 2,878 square foot home comes on a 11,600 square foot lot. That much space right across the street from the water means plenty of potential. Entered into contract on 11/29/10; closed on 12/22/10; deed recorded on 1/7/2011.

2. PARK SLOPE $2,200,000
624 3rd Street GMAP
This two-family home has its location and size really going for it. It’s a 20-foot-wide double duplex right along the park on 3rd Street. The exterior aesthetic, though, is another matter all together. (Pictures don’t leave much to judge the interior on, although the listing says “Please note that this home needs updating.”) It went on the market four months ago for $2,399,000. What do you make of the selling price? Entered into contract on 6/17/2010; closed on 9/7/2010; deed recorded on 1/7/2011

3. BROOKLYN HEIGHTS $2,125,000

We gave you the early word on this sale, noting that this home went into contract within the first month and closed exceptionally close to ask. We weren’t sure how the asking price would go over when it was HOTD, considering the location is key but the house is missing a good deal of original charm. But as we said: “looks like the naysayers were wrong!” Entered into contract on 10/19/2010; closed on 12/10/2010; deed recorded on 1/3/2011.

4. BAY RIDGE $2,100,000
8420 Ridge Boulevard GMAP
8420 Ridge Boulevard is described as a “unique brick center hall one-family mini mansion on a 70X100 beautifully landscaped corner property.” It also boasts eight bedrooms and two terraces. It sold in 2009 for $1,670,000 and then sold again a year-and-a-half later. The previous owners did make a nice profit. Entered into contract on 12/23/2010; closed on 12/23/2010; deed recorded on 1/7/2011.

5. WILLIAMSBURG $1,578,287.50
22 North 6th Street, #20GH GMAP
This unit is a three bedroom, three bathroom at The Edge. It was listed in 2008 for $1,750,000. It was re-listed November 2010 for the same price. Entered into contract on 11/15/2010; closed on 12/14/10; deed recorded on 1/6/11.

The person who bought it at $1.67 (he is a contractor) put a ton of work and money into it- he said that he planned to live in it, but decided that he didn’t like living near the school because the parents were so disrespectful with parking. I never quite believed him. He said that he put close to a million dollars into the renovation so these numbers don’t all add up.
    Last I heard the foundation had serious issues- hopefully he fixed them!!

  2. Sorry, Expert Textpert… very odd. On StreetEasy it doesn’t show that the house hit the market again after it sold in 2009, so I wasn’t sure if it was officially listed. (It just shows two sales for 2009 and 2010.) Anyway, I’ll fix. Thanks!

    Huh??? It hit the market. I remember seeing a listing for it.
    It went through an extensive renovation. I remember thinking the new kitchen looks like the highest end kitchen offered at Home Depot. In the entry way they used polished marble, two different colors.
    yes Italiana, it used to be a really nice house. Now it’s typical McMansionish. Ugh, I hate this neighborhood. Where the residents think this kind of renovation is the bomb.

    Italiana, what about that house on 86th and Ridge? What a doozy. Actually makes this one look nice.

  4. Don’t understand the comment on the aesthetics for the park slope home- this block as a row of early 20th century English Garden style homes that are really quite lovely. The facades have quite a bit of variation in decorative roofline and window bays, and some are plain for visual relief. This is one of them- I think the photo is blurry so you may be taking this for some more modern yellow brick box. Years ago some friends used to rent out an entire house in the is row- they are nice inside in terms of layout.
