This 4,600-sf brick home not only tops our list of the biggest sales in Brooklyn it placed third on The Real Deal‘s list of the highest priced residential deals filed throughout the city last week, as we mentioned yesterday. (And as some of you noticed, the buyer is Wawa Management.) It’s 25 feet wide and was House of the Day back in June ’08, before we started using the Average Reader Appraisal widget. Entered into contract on 4/26/10; closed on 7/15/10; deed recorded on 7/28/10.

According to StreetEasy, this is a 3,960-sf, 3-family townhouse. Entered into contract on 5/24/10; closed on 7/16/10; deed recorded on 7/30/10.

When this 2,600-sf, 1-family brick house was House of the Day in March ’09 (pre-widget), it was priced at at $2,850,000. Entered into contract on 4/22/10; closed on 6/24/10; deed recorded on 7/27/10.

13 Cranberry is a much stronger price than 42 Grace Court. The house is 30% “smaller” (if that makes any sense in the context of a 4500 sf townhouse) and sold for 25% more.
One thing about 42 Grace Court: it sold for $5 mln, which didn’t break any records, but it is only 18 1/2 feet wide. That’s a high price for a narrow brownstone.

Strong sales for prime market. As usual supply dictates price as Dibs has been saying for a long time. We have several friends currently looking in the park slope area for houses and they are all having issues due to lack of supply. Jumbo loan market opening back up means tap firmly ON for credit. Big loans not an issue now for well qualified buyers.

That’s true, Dave. But don’t forget, we learned today in the Daily News that crime is quite high on the Upper East Side. I would check out the block very, very carefully before committing my $40 million.
