Neither StreetEasy nor PropertyShark has much info on this condo in One Brooklyn Bridge Park. Entered into contract on 4/22/10; closed on 5/18/10; deed recorded on 6/16/10.

A House of the Day back in March, this 3-story, 2 family home is “Currently set up as a parlor floor and garden level owner’s duplex with a large back yard and a 2nd floor rental,” according to its listing on StreetEasy. Asking price was $1,390,000 and Average Reader Appraisal was $1,193,948. Entered into contract on 4/20/10; closed on 6/4/10; deed recorded on 6/16/10.

  1. Wow, I loved the 8 Grace Court Alley carriage house. Buyer got a decent deal, which makes sense because it was probably an all-cash deal (no mortgage recored on ACRIS). The other “dream” house that I enjoyed viewing at the open house in early-May was 280 Hicks Street. There’s something about carriage houses that exudes charm and holds a definite attraction for many people, myself included. Good luck to the new owner of 8 Grace Court Alley: you’ve got an incredible house!

    Miss Muffet has the brazen honestly to complain that NYC real estate prices are crazy.

    For that, she should be commended.

    And yet she’s consistently well below what things sell for.

    That’s silly. Most people in NYC would agree that real estate prices are sky high. And it’s certainly nothing new. My neighbor who bought her place in 1989 was just telling me last night that when she bought her place, everyone thought she was nuts for spending so much. And it’s worth 15 times what it was then.

    Nothing Miss Muffet says is news. If she finds everything crappy and overpriced for her budget, then don’t buy anything. Maybe part of the reason she hasn’t bought after 2 years of looking is because she has unrealistic expectations of the market and properties.
