This 1,756-sf condo and parking space is located in the Oceana on Brighton Beach. There isn’t too much info on StreetEasy, but the model apartment photos on the Oceana website offer a glimpse of what the interior and ocean views might look like. If the 2 units at 1 Brooklyn Bridge Park are similar, prices are really all over the place. An $800,000 discount from the ninth to the eighth floor is crazy.

If we add expenses to your annualized rate of return calculation, the rate of return is even lower than 3.2%… perhaps even a negative rate of return.
I don’t get that henry st sale?”#PHH” is it one unit that sold for $1.6m? or whole property? which would seem really cheap — what is the story.
Also surprised to see zone for PS261 —didn’t know anything on that side of Atlantic wend to 261.

Admittedly a $1.795M ask for a Boerum Hill condo is not something we are accustomed to seeing, but another way to look at it:

Annualized rate of return = 3.23656%
303 Henry is the bldg that was for sale at Henry/State with the cleaners on the ground level? 1.6? That seems like a deal to me. Has parking for 3? 4? cars!
jessi, I was just going to post that, though Heights Cleaners is still open on Montague. Building is a real mess, and needs a ton of work.
