Built in 1930, this 1-family with a garage has 2,046-sf residential space and 1,934-sf commercial space, says Property Shark. It appears that the former owner used the commercial space as an ophthalmologist office. Entered into contract on 10/1/09; closed on 2/23/10; deed recorded on 2/16/10.

3. WINDSOR TERRACE $1,300,000.00

This brick row house was an Open House Pick early last month, when the asking price was $1,295K. But the listing offers it at $999K and describes it as a 2-family used as a 1-family with “4+ Bedrooms, 2 Baths… Exposed Beam & Brick, Tin Ceilings Red Oak 3″ Plank Floors.” Entered into contract on 12/10/09; closed on 2/11/10; deed recorded on 2/24/10.

4. DITMAS PARK $1,298,000.00
1600 Dorchester Road GMAP
This gorgeous Victorian with a very tasteful pool was a House of the Day back in June, when the asking price was $1,525,000. Entered into contract on 12/3/09; closed on 1/22/10; deed recorded on 2/24/10.

5. MANHATTAN BEACH $1,200,000
64 Amherst Street GMAP
According to PropertyShark, this 1,944-sf 2-family home was built around 1920 and has a garage. Entered into contract on 10/12/09; closed on 2/1/10; deed recorded on 2/24/10.

    Why not? They all appreciated roughly +200%. Maybe with the exception of Dumbo, nabe income breakdowns have pretty much stayed in proportion to each other. Already intrinsic before excess Ponzi price fat.

    Whoops! You assume Park Slope isn’t upgradeable to Cobble Hill/Brooklyn Heights which isn’t upgradeable to UWS which isn’t upgradeable to UES. I’m talking townhouses. The tide of affordability floats all boats. Everybody gets an upgrade.

  3. Did anyone on here mention or discuss the fact that the Ebinger Bakery house in VF sold? It was in the Times a week ago. $1.2M, which was what someone was predicting in the very thread that discussed the Dorchester house. (I said Dorchester would go for not much less than $1.3M so I called that one all right, I guess.)

    The Ebinger house was my secret real estate lust object and probably always will be, but it was too much house for us.

  4. hey denton, what about the russian gazillionaire who just walked from his 10% down payment on the priciest piece of real estate (ever?). im pretty sure that nabe was better *quality* we know it wasn’t bc of liquidity issues…

    i tend to agree that certain nabes, sub-nabes, micro-nabes will trend up and down at diff rates, but no sector is immune, imo. and lwbs is not nabe-specific — it’s dollar specific. many of the biggest sales come from decidely bluer collar areas like WT. and i dont think a high end WT home is a comp for a mediocre CH or CG home.
