This limestone house at 866 Prospect Place was priced humorously high when it hit the market last year ($1,773,500) and only lasted three weeks before getting yanked. It reemerged this past summer with a new price tag of $1,350,000, which was recently reduced to $1,250,000. Given the location out by New York Avenue, it still seems pricey to us despite the presence of some impressive historic detail (though you’d barely know it from the pathetic batch of photos included by Century 21. Why does anyone use those guys?) At the right price, though, bringing this place back to life could be a fun project.

  1. Most all the C21 brokers I have met gave me the creepy, cretan or slimeball vibe (i’ve only met 5 or 6 in the BS area). I always thought that many old-school owners like to hire people like themselves that speak “their language” (CHEAP being centrally themed, among others). Which always makes me think about how its been maintained over the decades. That’s why i am never aggressive on these kinds of listings (i’d be at $850k). Making the initial ask (for me) that much more ridiculous, throwing the triple threat shyster concept into the equation. Someone else can take the risk, not me.

  2. I’ve talked to C21 brokers in Brooklyn, and they’re like holdovers from the 1970s. The bad part of the 1970s. I half-expected to see the guy’s palm out at the end of the walk-thru asking to be greased with a c-note. More like Century 19.
