This house at 84 Joralemon Street in Brooklyn Heights has been on and off the market since late 2008, when Elliman listed it at $3,400,000. (It was a House of the Day at the time.) Fast forward two and a half years, and Kevin Carberry has the 1847 house back on the market with a price tag of $2,850,000. We’re kinda surprised that no one’s snapped this place up yet–it’s very attractive and not particularly expensive for the neighborhood. All we can think of is that, at 35 feet, the house is a little on the shallow side.

This place is really charming–backyard is amazing–and clearly has been cared for, but the layout is awkward for some (garden has galley kitchen, den, small dining room; parlor is living room) and the bedrooms and baths are truly tiny: two chambers on each floor, each just big enough for a bed and dresser, and with low ceilings. It is lovely and could be really special, but my guess is that someone looking for a townhome wants more space than this offers.

  2. The problem with Staten Island and J.C. is that you will need to buy a car, which is not a bad thing, especially if you like cars, but it is an added expense. Stick to brownstone Brooklyn, you will find something -and you can save on not having to have a car.

  3. I like this house very much. I like the fact that its not painted white from head to toe, I like that the kitchen is not in the parlor, I like that it has built-in bookshelves, I like the way the back yard is arranged and I like that it has not been done up in the past five years. This is a great buy for someone who wants to customize a house themselves and doesn’t want it all done for them. It looks like all the place really needs is central air and probably new kitchen and bathrooms.

  4. There is something the matter with the brick facade, I have to say. Needs some TLC from a contractor that knows how to work with old brickwork.
