The gut renovation of the abandoned SRO at 23 St. Felix Street in Fort Greene that we have written about before is finished and on the market. The rehab took almost two years, the owner told us, and the “virtually staged” photos reveal a blend of modern and traditional elements inside and out.

With arched front door and Neo-Grec brownstone exterior, the house has a lot of curb appeal. Inside there are new oak floors, more arched doors, a modern style metal staircase,  a new mantel, modern kitchen and central air.

It’s set up as an owner’s triplex over a duplex. The ask is $2,959,000. Think they’ll get it?

  1. ahhhhh!! I must have this house, I am in love!!!! Been looking for a house for FOREVER, keep getting outbid!! The past properties were all in desperate need of repair, and this is like my DREAM since I need to do nothing!! At the last brownstone we bid on, my contractor told me it would take over $$$1MMMM bux to redo the house. I need this!! Brownstoner: Please take this article down, I feel like this needs to be my little secret I cannot handle another bidding war!!

  2. If someone doesn’t have a traditional parlor floor set up with a front room heavy with details, and has a blank slate to work with, as with this hosue, I’d prefer the kitchen in the front then dining then living. How great would it be to sit in your living room with a wall of glass overlooking a garden?

  3. I don’t like the kitchen in the middle at all. I prefer to have dining and living areas near and open onto each other. If you entertain a lot it’s easier to move from living to dining without going past the kitchen. Also many times I have lots of people and not everyone can sit at the dining table so many sit on the sofas and living room chairs while eating. With dining and living near each other, people on sofas can still converse with people at dining table.
    Just my personal preference.
