Some of the renovated parts of this house at 847 Hancock don’t float our boat, but the original details that dominate the brownstone are so impressive that it doesn’t really matter. That woodwork is to die for! The three-story house is a legal three-family but currently configured as a two-family. The toughest selling point of the house is probably location–it’s pretty deep into Bed Stuy, almost at Broadway. Given the condition of the house though, the $599,000 asking price definitely takes that into account. How do you think this will fare on the open market?

FLMAO! Keep dreaming! Nabs like Bed Stuy or Crown Heights already are and will remain the most severely hit by price decline as we double dip.
This place is ” As Deep ” in Bed Stuy, as some parts of Park Slope are from Manhattan. In this area all real estate is based on proximity to Manhattan. I have friends that grew up in the Slope and tell me that people used to say the same thing about those areas equal in travel distance. My point is, the article was not written very well. They need to reconsider the “Deep into” comment. That part of Brooklyn is hardly that distant from Manhattan. Regardless if it is worth the asking price, the article does not depict the area in an accurate manner.

Sounds like you have a nice place daveinbedstuy, obviously you would not put that kind of money in place that had no potential for equity.

If this is worth $599k over there (it’s not) then I’ll sell you mine for $800k with all the new systems, roof, plumbing, electric, nice baths, kitchen, refinished floors and much more detail, huge deck and landscaped yard. And an apt on the garden level.
Sorry to keep posting, but I think this area gets too much of a bad reputation. Lewis Ave is only five blocks away, we walk it all the time. If you stay on Hancock and cross Howard ave. towards Broadway, it looks really nice and clean. If a person chose to do so, they could get off at Gates, or Halsey st. They could even take the ten minute walk to the A on Fulton. The place is very centrally located.
