65 Marlborough Road was an Open House Pick a couple of weeks back, but you don’t see a lot of nice old houses in this part of town that are priced under a million bucks (in this case $999,000), so we thought it was worth a closer look. Other than some recessed lighting and a bathroom vanity that’s not floating our boat, the interior of the seven-bedroom pad is quite charming. And the exterior, with front porch and variety of windows, is classic Victorian Flatbush. Not being a local, though, we can’t comment on this block of Marlborough between Church and Caton. Decent, or is that what’s keeping the price down?

  1. I think Caton Park offers excellent value. This house a couple of hundred feet away in PPS would be 30-40% more.

    The area is not landmarked so it’s not postcard perfect, but it does have some really nice houses, decent blocks, and you’re basically right on the park/parade grounds.

    I walk down this block to and from the park often–it’s definitely not skanky.

  2. I agree with Bklnite. The otherside of Church is much quieter and you’re still close enough to the Parade Grounds and park without having to hear all the noise. I bet this block is a total shit show during the spring and summer.

  3. The block is decent – but the location (close to Church Ave and the parade grounds, and the school on the block) is not a selling point compared to quieter blocks further south, closer to Cortelyou. The dropping asking price reflects that.
