65 Marlborough Road was an Open House Pick a couple of weeks back, but you don’t see a lot of nice old houses in this part of town that are priced under a million bucks (in this case $999,000), so we thought it was worth a closer look. Other than some recessed lighting and a bathroom vanity that’s not floating our boat, the interior of the seven-bedroom pad is quite charming. And the exterior, with front porch and variety of windows, is classic Victorian Flatbush. Not being a local, though, we can’t comment on this block of Marlborough between Church and Caton. Decent, or is that what’s keeping the price down?

The Knick is cheap – $270 individual, $430 family – and about the same walking distance.

No issue from me. I was the first to say the block is decent – countering the “skanky” comments and the brownstoner implication (why so cheap? it must not be decent). And I said I think the parade grounds is great. I’m just saying what I imagine certain folks on this site comparing million dollars homes are thinking. That particular location, near the parade grounds and church, might not make it to the top of the list on http://stuffwhitepeoplelike.com/
yes, I mentioned the courts only as a nearby amenity, not as something that you could hear from the house. I think for a tennis player it would be really nice to have courts so close to home. I don’t play tennis but have been fascinated by the Knickerbocker Field Club hidden near Tennis Court in Flatbush. It’s from back in the genteel suburban days of the area and now surrounded by apartment buildings and the B/Q tracks. But still a neat old gem.
The clay courts are nice, BHS – but kind of katty-korner from the HotD, on Parkside near PPSW. Its a shame they have always been inconvenient for me. I usually go to the crappy ones in the north part of Columbia waterfront district (Van Vorhees). Couple years ago we were assaulted there during a match by a group of teens harassing us. Of course, they weren’t even local kids – from Staten Island of all places (visiting relatives).
I’m sure there is a moral to the story in there somewhere, but somebody else can jump to conclusions to get there.
I don’t know this block well, but the walk from the subway is just fine. The ball fields are busy places full of kids and adult athletes so that would be the issue–traffic and playground type noise. There are also tennis courts over there that are supposed to be nice.

Anyway, this house is way down the block – a good 11 buildings away from Caton. Wouldn’t that make it fairly benign? Or do have marauding gangs of athletic riff-raff traipsing though after events/games/rumbles?
