And on the inside, the place is dripping with original architectural details. Pretty darn impressive. The six-bedroom pad hit the market back in May with a price tag of $2,999,000 before getting reduced to $2,799,000 in early October. Has anyone been inside this place?

I took the little man for a walk, and that street is chock-a-block full of houses that look very similar. Are there comps?
The property tax situaion in NYC is famously out of whack. But in part, the disparity explains why older properties like this house and the eponymous brownstones are priced so high.
And FWIW, relatively low property taxes and high income taxes are what keep people like me — self-employed, with highly variable income — here in the city. It’s all about required cash flow minimization.
Meant to say “The PLACE is priced…” Doh.
The price is priced so delusionally high, I have to wonder what the hell the sellers/broker are thinking.
I agree with itsthebigguy, this place is overpriced by at least $1 million clams.
Ringo, don’t know your specific situation but I would think if property taxes on your co-op were same % as this place you would have paid more for it as it would have been worth more. If they have been jacked up since you bought it by more than they were on this place, you are correct.
Re ^ this is 2 blocks from Cortelyou Road, which has a bunch of great restaurants, bars, and cafes. It is also just a few blocks from the B/Q. I live in the neighborhood and having parking is a bonus, since it’s easy to get around without a car because of the subway and all the amenities within walking distance. It’s also 2 blocks from Prospect Park.
Pricing seems out of whack. No doubt this is a special property but the location doesn’t call for an almost $3 million house. You’re going to need that driveway, because there really isn’t that much to walk to in that corner of Ditmas. It is very rough around the edges especially Church Avenue, and Coney Island Avenue is no bargain either.
the income tax is higher in NYC and the real estate tax is lower, vice versa in surrounding areas. This is not news people.
Ringo you are right
if taxes were similar to westchester NJ then real estate in Brooklyn would have crashed long ago. Owners can hold on to their bubblicious POS for years. Also, this is an indirect tax break to landlords–let me remind you that 90% of the people in brownstoner are landlords with no income and income tax as they spent most of their time online pumping their only asset.
Absurd asking price…$1.5 at the most…Million Bucks over priced. WILL NEVER SELL OVER 2MIL.
